NovaHouse delivers and assembles a closed shell for €200 – 280/m² — two to five times below the levels of both markets. This report organises the study's figures by price, timeline, technology and market share, and clearly separates what falls outside the factory price.
Every market offer is a range rather than a single figure, so it is plotted as a bar. The bar's colour is the material each market builds with.
Closed shell and shell construction
Turnkey finished house
Euro per square metre. The blurred end of a bar marks an open upper bound. With NovaHouse, the house is delivered fully enclosed and 95% finished; including finishing work, the price reaches €350 – 400/m².
Six figures define the NovaHouse offer.
Values are carried over from the study. Where a range is given, it is kept as a range — averaging it would hide exactly the information that makes the comparison readable.
The standard models show an inverse relationship: the larger house works out cheaper per square metre, because the kit's fixed costs are spread over more floor area.
Euro, factory price for the closed shell. The bar for houses above 60 m² is open-ended: the total price rises with area while the price per square metre falls.
Between the small and medium model, the price per square metre drops from €273 to €236, with 67% more floor area.
For larger houses the price falls to €190 – 220/m².
Base models with one to three bedrooms, factory price for the closed shell.
A two- or three-bedroom house — a level that monolithic and panel construction in the region cannot reach.
The gap in timelines is larger than the gap in prices. The scale is in months.
Months from order to completed structure.
Sequence of the NovaHouse process
The only wet process on site. Carried out before delivery.
The panels and modules are manufactured to a standard design, regardless of the weather outside.
Dry assembly of the finished kit on the prepared site.
Plastering, flooring, paint and exterior cladding, on the buyer's separate budget.
A summary of the study's table. Highlighted cells mark the indicators where NovaHouse has a measurable advantage.
Each indicator is shown as a separate block.
| Indicator | NovaHouse | Market in Bulgaria | Market in Greece |
|---|---|---|---|
| Closed shell | 200 – 280 €/m² | 450 – 800 €/m² | 700 – 1 100+ €/m² |
| Turnkey price | The house is fully enclosed and 95% finished — finished price 350 – 400 €/m² | 700 – 1 100+ €/m² | 900 – 1 350+ €/m² |
| Price stability | Published in advance and fixed | Individual quote, frequent overruns of 15 – 30% | Partly fixed, high labour and logistics fees |
| Production and assembly | 20 – 40 days of production, assembly in days | 3 – 6 months | 12 – 24 months |
| Technology | Galvanised steel profiles, fibre-cement and polystyrene thermal panels | Timber-frame construction or SIP panels | Reinforced-concrete panel or steel with mineral wool |
| Electrical and plumbing | Included in delivery | Paid extra | Done on site, slowly |
| Seismic resistance | Extremely high — light, elastic structure | Medium | High — strict anti-seismic requirements |
| Design | Standard designs with unlimited custom changes | Individual architectural design | Massive prefab with heavy insulation |
| Intended use | Year-round living and coastal / mountain villas | Permanent residence | Villas, summer houses, fast-build commercial units |
| Coverage | Bulgaria and Greece, service in two languages | Local | Local |
| Market share | Small, but growing fast in the budget segment | 5 – 10% of new single-family construction | 8 – 12% of new single-family construction |
The study's qualitative descriptions translated into a three-level scale. Three filled segments mean a strong position, one means weak. This is an interpretation of the text, not a measurement.
| Criterion | NovaHouse | Bulgaria | Greece |
|---|---|---|---|
| Price affordability | strong | medium | weak |
| Speed of execution | strong | medium | weak |
| Price predictability | strong | weak | medium |
| Seismic resistance | strong | medium | strong |
| Design freedom | strong | strong | medium |
| Cross-border reach | strong | weak | weak |
On design freedom the two approaches differ but are equally strong: Bulgarian manufacturers design individually from scratch, while NovaHouse starts from a standard design and customises it without limits on the changes.
Prefab construction remains a small share of new single-family building in both countries. Each square below is one house out of a hundred.
5 – 10 of 100Brick-and-concrete construction continues to dominate. The study attributes the low share to prices that are not low enough for the market.
8 – 12 of 100A more developed fast-construction market, but held back by high material costs and local labour prices.
Budget prefab houses already occupy a large share of the villa and bungalow niche, and their share of primary homes is growing.
Buyers of land in Northern Greece — Chalkidiki, Thessaloniki, Serres, Kavala, Thasos — for holiday or year-round use.
NovaHouse's base is in the middle of Northern Greece and close to Bulgaria — this shortens delivery, builds experience with the local administration, and allows the company to operate easily between the two countries.
The study's fourteen sections on advantages come down to six independent mechanisms.
Factory production fixes the bill of quantities from the very start. Prices for the standard models are published in advance.
Wet processes are reduced to the foundation, so bad weather doesn't halt the site and there's no residual moisture to dry out.
The structure absorbs the kinetic energy of an earthquake without collapsing and without cracks in the load-bearing elements.
The roof and the exterior and interior walls act as one continuous insulating layer. The effect is 40 – 60% lower bills.
The thinner profile gives 5 – 10% more usable floor area for the same built footprint, while thermal and sound insulation remain very high.
Bulgarian representatives and an on-the-ground presence in Greece remove the language barrier for permits, assembly and finishing.
The reported reduction in heating and cooling costs versus standard brick construction. The range depends on the model, orientation and usage pattern, so it is given as a range.
A separate comparison, because most buyers compare against precisely this option.
Each indicator is shown as a separate block.
| Indicator | NovaHouse prefab house | Monolithic construction |
|---|---|---|
| Timeline | 1 – 2 months | 12 – 24 months in an optimistic scenario |
| Moisture and drying | Minimal — dry assembly | High residual moisture for years |
| Thermal insulation | On all walls and roof, no thermal bridges | Depends on the thickness of the exterior EPS or XPS |
| Price predictability | Fixed by contract, no changes | 15 – 30% cost overrun during construction |
| Seismic safety | Excellent — elastic structure with low weight | Relies on the monolith, but the structure has failure points |
Deviation from the original budget, on a 0 – 30% scale.
The comparison is between a NovaHouse closed shell and a finished monolithic house. The two are not the same thing. A finished NovaHouse house is €350 – 400/m², and on top of that come the foundation, utility connections, transport and assembly — exactly the subject of the next section.
The price of €200 – 280/m² covers the middle step below. The step before it and the step after it are the buyer's responsibility.
Concrete foundation. Running electricity and water to the plot. Site preparation.
Not included in the stated price.
Load-bearing structure. Exterior and interior walls. Roof. Thermal and sound insulation. Windows and doors. Built-in electrical and plumbing installations.
Plastering, flooring, paint, exterior cladding. Architect's and engineer's fees. Taxes and permits. Transport and assembly.
Not included in the stated price.
A prefab house is still a construction project and requires a building permit. In Greece the building regime is strict even for agricultural land and campsites. The right to build on a plot is checked before the order, not after it.
The stated amount is a floor for the project, not a full budget. The practical approach is to treat the factory price as fixed and to cost the foundation, connections and finishing separately, before comparing with a turnkey offer.
NovaHouse doesn't compete on the same product as the rest of the market, but on a different definition of the product.
A closed shell at a price no Bulgarian or Greek manufacturer offers a prefab product at. The gap is twofold versus Bulgaria and up to fivefold versus Greece.
One to two months versus three to six in Bulgaria and over a year in Greece. For a holiday property that's the difference between missing one season and missing two.
A base in Asprovalta, service in two languages and experience with the Greek administration line up exactly with the flow of buyers from Bulgaria and Serbia into Northern Greece.
Standard designs are offered, on which unlimited custom changes can be made — not design from scratch. For a buyer with a specific architectural requirement, this is a convenience.
The factory price is for the closed shell, while the finished house is €350 – 400/m². In both cases the foundation, connections, transport and assembly remain outside the price.
Five to twelve percent of new single-family construction. The growth is real, but the base is low in both countries.
