DESCRIPTION OF THE ENTIRE PROCESS OF PURCHASE, DELIVERY AND
ASSEMBLY OF A PREFABRICATED BUILDING / HOUSE
(ALONG WITH ALL ADDITIONAL ACTIVITIES, MATERIALS AND APPROXIMATE COSTS)
NovaHouse is a direct importer of the best manufacturer of prefabricated houses.
We offer you the most affordable price, quality materials and trusted personal service.
The houses are made for year-round use and are resistant to all weather conditions.
1- What does prefabricated buildings/houses NovaHouse mean?
NovaHouse works with the concept of industrialized modular housing. This means that the home is manufactured entirely under strict industrial control in a factory, so that on-site work is minimal, limited only to assembly, installation, and connections.
The industrialized process provides the highest guarantees for quality and speed of construction, as well as a fixed price.
One of the main advantages of prefabricated houses lies in their flexibility. Not only do they offer unparalleled earthquake resistance, but they also boast exceptional thermal insulation properties.
Prefabricated houses are a modern housing solution made of galvanized steel with walls made of insulating material - thermal panels made of fiber cement and polystyrene. Fiber cement is a fireproof and waterproof, long-lasting protective material. This innovative construction method results in a lightweight but structurally sound home.
The materials used to build these houses guarantee a sturdy construction capable of withstanding variable weather conditions, while providing excellent thermal and sound insulation.
2- Advantages of the prefabricated house:
More and more people are choosing NovaHouse homes because of their numerous advantages:
● Speed of construction: they are produced within about 20 to 30 days, depending on the volume of the house.
● Quick installation.
● Excellent resistance to weathering and earthquakes.
● Low, fixed price and no surprises: you will know from the start how much your house will cost.
● Personalized, flexible and contemporary design: you can choose the layout and materials according to your needs and style.
3- The prices of the prefabricated houses that you see and that are on our site are factory prices for the manufactured elements of the house.
Below we explain all the additional costs, but to be clear from the start - with a fully completed house the final maximum price will be almost twice as much, but it may end up costing much less, depending on how the Buyer organizes the additional activities that are his responsibility.
To be clear, NovaHouse's goal is to sell prefabricated houses and properly serve its customers, striving to help Buyers and facilitate their decisions and actions, but each Buyer has their own commitments and additional costs.
As with any type of construction, regardless of whether it is concrete/brick, panel, metal structures, wooden elements, prefabricated modular, and others, the Buyer must additionally engage with a concrete foundation, with laying communications and systems to the plot, with an architect/engineer, as well as with other additional activities and finishing works.
This is the case if the Buyer wishes to save costs and control the stages of the process.
Otherwise, he can hire a contractor for everything and pay an additional 20 - 30% more for these activities, without having clarity regarding the implementation, and that's where most of the problems come from.
Since part of NovaHouse's commitment is to provide every Buyer with professional and honest personalized service, below we explain the entire process of purchasing, delivering and installing a prefabricated building/house, along with all additional activities, materials and estimated costs.
4- You must have land/plot where the NovaHouse prefabricated house can be built. The plot must be regulated (allowing construction - not agricultural land/plot) and your architect/engineer must conduct the relevant study for permitted development, building distances, number of floors, etc., because according to Greek law, each territory is divided into zones with different development parameters and requirements.
Typically, the permitted building area is 40% of the plot area.
NovaHouse is not a broker and does not sell land/plots, but has information and can provide this information about available land/plots to NovaHouse clients who wish to purchase a home from us.
5- You must have an architect/engineer who will commit to checking the development parameters of your plot, making the final Project of your building/house, submitting the Project for obtaining a Building Permit and finally, when the building/house is completely ready - to receive a document for End of Construction and Permit for Use.
The cost of this architect/engineer's fees, as well as fees for various permits, are the responsibility of the Buyer.
* Approximate Architect/Engineer fee, along with all permits will be around 90 - 120 € / m2.
6- We start all conversations and procedures in our office in Asprovalta, Greece. You visit our office and choose your project from our website or on site at our office.
7- When choosing your building/house, NovaHouse offers a selection of 40 pre-designed house models of various sizes, designed for different housing needs.
Is possible to request a personalized offer tailored to your preferences, lifestyle and terrain conditions.
If you wish to make changes, additions, etc., you can provide us with your new drawings of the changed/chosen interior layout, made by your architect/engineer, and then, our experienced team of engineers and designers can implement any of your projects.
The floor plan can be completely customized to your needs. As many bedrooms and bathrooms as the buyer desires can be designed. The interior partitions are also easily designed according to the user's requirements.
We work with pre-designed models and also, if you make any changes, we study the entire process and the relevant stages, and from the very beginning we can guarantee a fixed price for the prefabricated building / house, which will not change afterwards.
* Depending on the complexity of the project / interior plan you submit and the changes made, we will present you with a final fixed price that will not be subject to change.
8- Parameters / durability of prefabricated buildings / houses:
● Prefabricated buildings / houses withstand extreme conditions, being designed and manufactured for wind loads of 102 km/h.
● These houses are designed for snow load and are fully resistant to heavy snowfalls - snow load 90 kg./m2. The robust steel structural system and the sloping roof prevent snow accumulation or the risk of collapse.
● Prefabricated buildings/houses offer high protection against rain and moisture. Thanks to the waterproof fiber cement panels, they ensure complete watertightness. Roof drainage and gutters effectively lead rainwater away from the structure.
● The life of a steel structure is approximately 40 - 45 years when insulated from the foundation and sealed walls, as well as under normal conditions of use. With regular maintenance, this period can be extended. The key factor is the quality of the installation process.
9- The standard price of the prefabricated building / house that we deliver and install includes the following basic technical parameters and materials:
● Ceiling height: 250 cm. -- * optionally 280 cm. or 300 cm.

12- Exterior finish options: Several facade styles are offered during the ordering process, such as stone patterns, American siding or wood-textured fiber cement panels, etc. All of these options can be directly painted.
13- Determining final prices: The prices of the ready-made standard models of prefabricated houses on our site are fixed, but if the buyer makes changes to the interior and/or exterior, then the prices will change depending on several factors, such as: dimensions of the house, ceiling height, type of roof, wall thickness, type and size of windows, additional finishes, etc.
The standard parameters of internal and external walls described above (respectively 6 cm thick and 10 cm thick) may change.
For example, according to Greek law, external walls must be 17 cm thick, in this case and in order to meet the requirement of the law, the Buyer can add to the standard wall of 10 cm and external insulation of 7 cm of polystyrene or fiberboard, this cost being at the expense of the Buyer.
Also, the Buyer can additionally order from the very beginning that the external walls be thicker than the standard ones - and be 16 cm. By adding plaster - the requirement of the legislation is fulfilled.
There is no requirement for the thickness of the interior walls. However, if the Buyer wishes, the standard 6 cm walls can be left, after the house is completed, the Buyer can put plasterboard on the standard 6 cm walls or can additionally order from the very beginning to change the width of the interior walls to 10 cm.
Also, according to Greek law, the height of the ceilings must be a minimum of 260 cm.
* The price of the house with additionally selected external walls with a width of 16 cm will increase by another about € 1,200 - € 1,300 for the entire house, depending on the size of the house.
** For changing the thickness of the interior walls from 6 cm. to 10 cm., the price of the house will be increase by another about € 800 - € 1,000 for the entire house, depending on the size of the house.
*** Also, to change the standard ceiling height (250 cm.) to a height from 280 cm., the price of the house will increase by another about € 1,000 for the entire house, depending on the size of the house.
**** Regarding the change of windows, doors, additional cladding, roof, etc., any other change will be considered and evaluated further.
14- Prefabricated buildings/houses can be safely built up to two stories. With high structural strength, two-story houses remain durable and long-lasting.
15- Once the Client has chosen their prefabricated building/house and we have agreed on all amendments and price, a Contract is signed with the Client, recording all details, materials and conditions.
Payment method:
a) Advance payment for materials: 50% of the total agreed amount upon ordering and signing the Contract. The advance payment amount must be deposited into the Seller's bank account within a maximum period of 5 (five) business days from the date of signing the Contract;
b) Final payment of the ordered product: the balance of 50% of the total agreed amount is paid before the date of loading from the factory of the manufactured prefabricated building / house. The final payment amount must be deposited in the Seller's bank account before loading for transportation.
16- After signing the Contract, within about 15 days the Client receives the final drawings - floor plan of the house he ordered.
17- The client must submit the drawings received from the factory to their architect/engineer so that the latter can prepare a final design and drawings and submit them for an official Building Permit. Obtaining the Building Permit may take around 3 - 6 months, this period may vary.
* The cost of the Building Permit fee is the responsibility of the Buyer, as well as all other fees, taxes and permits, the value of which usually depends on the size of the house in question.
Your architect / engineer can inform you about this.
18 - After receiving the official Building Permit, the Client must undertake to carry out at his own expense the necessary concrete foundation/base plate and other excavation works for the prefabricated building/house, according to previously prepared drawings by his architect/engineer.
Since the prefabricated building/house is not heavy, its weight is distributed on the concrete foundation of the foundations in the following way - about 100 kg. / linear meter and the concrete foundation may not be very thick - its thickness may be about 20 cm.
The dimensions of the finished concrete foundation should be slightly larger than the size of the house - about 10 cm more on all sides.
When making the concrete foundation, drainage, etc., according to the relevant plans, there must be proper leveling.
As an example - for a prefabricated building / house of 100 m2, for a foundation with a thickness of 20 cm, about 20 m3 of concrete will be needed.
* Approximate cost of concrete foundation, material along with the labor can be around 300 - 350 € / m3.
19- At the same time, the Client must make at his own expense the passage and construction of the relevant electrical and plumbing installations, as well as appropriate sewage to the location of the future building / concrete foundation.
* Now we cannot say the cost of laying electrical cable and water pipes to the concrete foundation, because the price depends on the respective distance of the excavation work and will be different for each plot.
20- The customer must provide a temporary supply of electricity to the work site for the operation of the installation tools.
21- After the Client has notified that the concrete foundation is ready, the factory begins the production of all elements of the ordered prefabricated building/house. The production process takes approximately between 20 and 40 days, depending on the chosen model and the volume of the house.
22- After the factory announces that all elements of the ordered prefabricated building/house have been manufactured according to the signed Contract and that everything is ready for transportation, the Client must commit to the transportation, which is not included in the price of the house.
All elements of the prefabricated house are loaded onto a truck in a safe and organized manner.
If you do not have a transport company, our company can help you and provide relevant information about some of the transport companies we work with.
For your information, one large truck/trailer can fit a prefabricated house of about 100 m2.
* The approximate cost of transporting one truck/trailer to Asprovalta is around € 2,000.
This price is subject to change, depending on fuel prices at that given time.
23- NovaHouse undertakes to carry out all necessary customs work in Turkey and send the completed documents to the Buyer.
24- After the truck crosses the border with Turkey, the Buyer must commit to paying VAT for the country of delivery.
* In Greece, the VAT rate is 24%.
** VAT is paid when the truck enters Greece and the tax is charged on the price/invoice from factory.
We can talk about that.
*** The entire transportation takes approximately 3 days.

The installation process is very fast. Since all parts are pre-manufactured in the factory, only the assembly is done on site.
The time for on-site assembly depends on the size of the house and its complexity, but approximately a house of about 100 m2 can be completed in about 10 - 14 days.
* The buyer will pay a fee / fee to the Specialist for installation and assembly worth 200 euros per day.
** The expenses for the Specialist such as food, accommodation and transportation are also at the expense of the Buyer.
